The home builder marketing ideas that pay are the ones that put a buyer in a model home: a page per community, a realtor program agents trust, video walkthroughs, financing pages and a review at every closing. Ads management runs $297 a month with spend up to $1,500. See construction marketing.
About 320 people a month search home builder marketing, and the wider cluster of builder marketing searches adds up to about 1,220 a month (our September 2026 pull). Most of what ranks is a tactic list written for any business. A builder is not any business: the sale takes months, a realtor is usually in the room, and the product is often a community that does not exist yet.
The 7 that carry the weight are a page for every community, a realtor program with published terms, model home traffic booked as appointments, video walkthroughs, a financing page, a Google Business Profile for every staffed sales office, and a review ask at every closing. Custom builders lean harder on the video and the review, production builders on the community pages and the agents, but both are judged on one number: appointments that become contracts.

More than almost any other local customer, which is why a builder can afford a cost per appointment that would sink a plumber. The median new house sold in August 2026 went for $393,700 and the average for $478,700, with 483,000 new houses for sale, about 8.5 months of supply at the current pace (US Census Bureau and HUD new residential sales, released September 24, 2026).
| New homes, August 2026 | Figure |
|---|---|
| Median sales price | $393,700 |
| Average sales price | $478,700 |
| New houses for sale | 483,000 |
| Months of supply | 8.5 |
Do the same arithmetic with your own numbers instead of the national median.
Take your average contract, multiply by your gross margin, and decide what share of that margin you will spend to win one sale. Divide by the appointments it usually takes to write a contract, and you have the most you can pay for one appointment.
Treat agents as a sales force you pay only on success, and make the rules easy to find. Eighty-eight percent of home buyers used a real estate agent or broker to buy their home (National Association of Realtors, 2025 Profile of Home Buyers and Sellers, published November 3, 2025), so the agent is usually standing next to your buyer when the decision gets made.
Put the program on its own page. Registration rules, the commission and when it is paid.
Register buyers online. A timestamped form ends the argument about who brought whom.
Run a broker preview at every new model. Agents who walked the home sell it better.
Email and text agents when inventory changes. Nurture Starter is $297 a month and Nurture is $597.
Pay on time, every time. One late commission costs you the network.
Want the model home booked for you?
Ziwi builds the community pages, runs the ads, answers the inquiry and reports which campaigns booked a visit. Published prices, month to month, and you own everything.
Every community gets a page, but only a staffed sales office gets a Business Profile. Google's eligibility guidelines list model homes and other for-sale properties as not eligible, while sales or leasing offices are eligible for verification (Google Business Profile Help, checked September 2026).

Ziwi runs local SEO at $297, $597 or $997 a month per location, which for a builder means per staffed sales office, not per community.
Yes, and they work best together: the video sells the visit and the model sells the home. Relocating buyers and pre-construction buyers cannot walk a house that is not built, so 1 walkthrough per plan is the closest they get until the frame goes up.
One walkthrough per plan. Filmed in the model, with the options named as you pass them.
A homesite flyover. Where the lot sits and what backs onto it.
A finishes video. Standard package next to the upgrades, before the design center visit.
Progress updates for buyers under contract. A buyer who shares their build is a referral.
Put the walkthroughs in front of people with YouTube and Facebook ads, managed for $297 a month with spend up to $1,500, then answer the inquiry they create. Ziwi Engage replies in seconds, day or night, for $99 a month, and Engage Pro at $299 qualifies the buyer and books the model visit.
On one page, in plain words, with the deadline and the lender's approval. Quoting a specific rate, payment or down payment in an ad can trigger federal disclosure rules under Regulation Z (12 CFR 1026.24), so have your lender sign off on every number before it goes live.
Ask for the review at the key handover and again after the first warranty visit. Every future buyer in that community reads those reviews, and the ones written at closing are the most specific, so plan on 2 asks per buyer. The wording is in how to ask customers for reviews, and Ziwi runs reviews and reputation for $197 a month per location.
Ranked properly, home builder marketing comes down to 3 decisions: publish the community in full, make agents want to bring buyers, and answer every inquiry before a competitor does. If you would rather hand that off, Ziwi's construction and home builder marketing prints every price, and the broader playbook is in the construction marketing guide.
