SEO and ads run month to month. Ad spend is paid to the platform on top. Tracking included with ads management, and the site and accounts stay in your company's name.
See how we compareZiwi's property management marketing prices are printed, and SEO, ads and reviews run month to month: local SEO is $297, $597 or $997 a month per location, ads management is $297, $497 or $797 a month by total ad spend for Google and Meta together, and reviews are $197 a month per location. The website is a $0 build with a 12-month plan at $99 a month for hosting, and your company owns the site, the domain and the ad accounts. This page is for the owner or manager of a property management company holding marketing quotes that do not line up. Two different jobs hide inside the word marketing: winning new owners, which adds doors under management, and filling vacant units, which keeps the doors you have earning. Most property management software and listing sites print no price for their paid tiers, so we priced each line from what vendors print on their own pages, all checked in October 2026, and each agency figure is labelled with that agency's name.

Ziwi's published price for three core owner lines is $593 a month: $297 for Local SEO Essentials, $197 for reviews and $99 for hosting, the 12-month plan behind a $0 website build. Property management marketing agencies that print prices charge $145 to $1,995 a month before setup fees and ad spend, from the Property Manager Websites Grow plan, which needs a Rentvine software subscription, to its Elite plan (checked October 2026).
Fourandhalf's middle plan, Grow, is $699 a month plus a $1,799 setup fee and includes a website, SEO and a monthly blog post, so the plans include different amounts of work. Here is each line and what pushes it up.
Owner website. Fourandhalf adds a website from its $699 Grow plan, and DoorGrow prints website packages at $2,295 and $4,395 (checked October 2026). Ziwi's is a $0 website build with a 12-month plan at $99 a month for hosting, priced in what a website costs.
Local SEO. Ziwi is $297, $597 or $997 a month per location, compared in what local SEO costs.
Google Ads management. Fourandhalf includes paid ads management from its $1,199 Scale plan and Property Manager Websites from its $1,995 Elite plan. Ziwi is $297, $497 or $797 a month by total spend band, one fee for Google and Meta together, explained in what Google Ads management costs.
Ad spend. At Ziwi it is paid to Google or Meta from your own account, never to the agency, and you set the amount.
Reviews. Ziwi's reviews and reputation plan is $197 a month per location.
Answering owner inquiries. Ziwi Engage texts back every owner who calls or writes in and gets no answer, within seconds, for $99 a month, and Engage Pro answers the call, asks the owner a few questions and books the rental analysis for $299, plus AI usage billed at cost.
Follow-up. An owner who asked for a rental analysis and went quiet is still deciding, and Ziwi's Nurture Starter keeps in touch by email and text for $297 a month.

Two property management marketing agencies print full monthly plans: Fourandhalf at $349, $699 and $1,199 a month with setup fees of $600 to $2,399, and Property Manager Websites at $145, $795 and $1,995 a month (both checked October 2026). Each step up adds more writing, a website or managed ads.
| Agency plan (checked October 2026) | Monthly fee | Setup fee | What the page says it includes |
|---|---|---|---|
| Fourandhalf Launch | $349 | $600 | An account manager, a monthly blog post and review requests by text; no website or ads |
| Fourandhalf Grow | $699 | $1,799 | Launch plus a property management website with hosting and SEO |
| Fourandhalf Scale | $1,199 | $2,399 | Grow plus paid ads management on Google, Bing and social; ad spend extra |
| Property Manager Websites Grow | $145 | Not printed | Website, rental analysis tool, review tools and call tracking; Rentvine subscription required |
| Property Manager Websites Premier | $795 | Not printed | Grow plus live chat and one blog post a month |
| Property Manager Websites Elite | $1,995 | Not printed | Premier plus two blog posts a month, paid search management, SEO consulting and one video a month |
Property Manager Websites says a Rentvine software subscription is required, and it does not print a setup fee amount. DoorGrow prints website packages at $2,295, $4,395 and $10,000, but asks you to talk to its team about the price of its growth programs.
The price climbs with three things: how much new writing arrives each month, whether paid ads are managed, and how many locations you run. No plan above lists ad spend inside the fee, so a manager running Google Ads should expect to pay the platform on top.
A lower fee is only better value if you can see what arrives, so ask any agency to list its monthly work in writing.

Winning owners is the agency bill, $145 to $1,995 a month where prices are printed, while filling vacancies is mostly listing site fees, and Zillow Rental Manager and Apartments.com both start small landlords on a free listing (checked October 2026). The paid tiers are where prices disappear: Zillow charges a one-time fee for a premium listing and Apartments.com sells a Premium package for properties with 1 to 4 units, and neither page we read prints the amount.
Larger portfolios go to a sales team at both sites, and Zillow offers a pay-per-lease option where you pay only when a lease is signed and Zillow was the renter's first contact, again with no published price. Buildium and Propertyware both list posting your rentals to listing sites among their software features, so check what your plan already sends out before paying for it twice.
| Winning new owners | Filling vacancies | |
|---|---|---|
| Who you are reaching | Rental owners and investors choosing a manager | Renters looking for a home |
| Where the money goes | Website, local SEO, owner search ads, reviews and follow-up | Listing sites, listing upgrades, photos and tours |
| Published prices we found | $145 to $1,995 a month at agencies that print prices | Free basic listings on Zillow Rental Manager and Apartments.com for small landlords; paid tiers show no price |
| What it adds | A new management fee each month the owner stays | Rent collected on a door you already manage |
| Ziwi's price | Local SEO from $297, ads management from $297, reviews $197, a $0 website build with a 12-month plan | Facebook or Google ads for a vacancy use the same $297 to $797 ads management ladder, plus ad spend |
Any ad for a rental falls under the Fair Housing Act, which bars discrimination because of race, color, national origin, religion, sex, familial status or disability (HUD, checked October 2026). On Facebook and Instagram, Meta's housing ad category limits or removes targeting by age, gender and ZIP code, and the exclusion, lookalike and saved audience tools, for US rental ads, and it widens the radius around a city or pin (Meta Business Help Center, checked October 2026). Those limits apply to the ads, so the words carry the rest of the job. We do not give legal advice on housing law: we write the listing ad about the home, never about who should live in it, and the manager approves every ad before it runs.
Ziwi's property management prices start at $297 a month for local SEO or ads management, $197 a month for reviews and $99 a month for Ziwi Engage, with every price printed on the pricing page. The website is a $0 website build with a 12-month plan, and that plan is hosting and maintenance at $99 a month or Ziwi Care at $299 a month per location. SEO and ads run month to month, ad spend is billed by the platform to your own card, and call tracking is included in every plan.
| Line item | Ziwi, published | Property management agencies, as published (checked October 2026) |
|---|---|---|
| Website build | $0 website build with a 12-month plan, plus hosting at $99 a month | Fourandhalf: included from the $699 Grow plan, with a $1,799 setup fee. DoorGrow: website packages at $2,295, $4,395 or $10,000 |
| Local SEO | $297, $597 or $997 a month per location | Fourandhalf: SEO from the $699 Grow plan. Property Manager Websites: SEO consulting in the $1,995 Elite plan |
| Ads management, Google and Meta together (one fee) | $297 a month with total spend up to $1,500, $497 from $1,500 to $3,500, $797 above $3,500 | Fourandhalf: in the $1,199 Scale plan. Property Manager Websites: in the $1,995 Elite plan |
| Reviews and reputation | $197 a month per location | Fourandhalf: from the $349 Launch plan. Property Manager Websites: from the $145 Grow plan |
| Blog posts | Ziwi Care, $299 a month per location, a new post every week | Fourandhalf: one a month from $349. Property Manager Websites: one a month from $795, two from $1,995 |
| Answering owner inquiries | Ziwi Engage $99 a month texts back every missed call and new lead who writes in, within seconds; Engage Pro $299 answers, asks a few questions and books; plus AI usage billed at cost | Property Manager Websites: live chat from the $795 Premier plan |
| Contract | Month to month, except the $0 website build, which needs a 12-month plan; leave sooner and you repay only the unearned part of the build fee | Fourandhalf: not stated on its pricing page. Property Manager Websites: not stated on its pricing page |
Ad spend sits outside Ziwi's fees, and no other fee in this table lists it inside. The first month of the hosting or Ziwi Care plan is free, because it usually falls during the build. Social posting is a separate line, at $197 a month for Social Starter on one platform with two posts a week, or $497 for Social.
It depends on the vendor's terms, and the site lives on the vendor's platform: Buildium lists a free website hosted by Buildium on plans from $62 a month, and Propertyware sells websites at $99 a month with setup from $500 (checked October 2026). Rentvine, priced from $1.50 per unit, lists websites built by Property Manager Websites among its features, while AppFolio and Rent Manager print no prices and ask you to request a quote, with AppFolio noting a 50 unit minimum on its entry plan.
A site that runs only on the vendor's platform may not move with you if you change software, so ask who holds the domain and whether the pages can be exported. Ziwi builds the site and every account in your company's name from day one, so a software switch does not cost you the website.
| Software (checked October 2026) | Published price | Website |
|---|---|---|
| Buildium | Essential from $62 a month, Growth from $192, Premium from $400 | A free property management website, hosted by Buildium |
| Propertyware | $1.00, $1.50 or $2.00 per unit a month, with $250 to $450 monthly minimums and an implementation fee of 2 times the monthly price | Professional Websites at $99 a month, setup from $500 |
| Rentvine | From $1.50 per unit, plus a one-time setup fee | Websites built by Property Manager Websites, listed as included |
| AppFolio | No prices shown; quote only, with a 50 unit minimum on the entry plan | Not priced on the pricing page |
| Rent Manager | No prices shown; quote only | Custom websites from its web team, not priced |
Use an agency that prices every line on its own, as Ziwi does with local SEO and ads management from $297 a month, month to month, and check at least 6 lines in its quote: the website, local SEO, ad management, ad spend, reviews and who answers owner inquiries. The quote should also say which side each dollar serves, winning owners or filling vacancies, because only the first adds a management fee to your books. Use these checks before you sign.
A monthly fee per line. Not one bundle number, so you can drop a line later.
Setup fees. Fourandhalf prints $600 to $2,399, so ask every agency for its number in writing.
Ad spend, separately. Who pays the platform, and from whose account.
The monthly work. How many posts, pages and reports arrive each month.
Ownership. Who holds the domain, the website, the Google Business Profile and the ad accounts.
Contract and exit. The term, and what you owe if you leave early.
Fair housing review. Who writes and approves rental ads, and whether they run in Meta's housing category.
Property management marketing cost comes down to a handful of lines, and the lines that add doors are aimed at owners. Agencies that print prices charge $145 to $1,995 a month (Property Manager Websites and Fourandhalf, checked October 2026), and Ziwi starts local SEO and ads management at $297 each. For the plan behind those prices, see Ziwi's property management marketing, and for the owner reviews side read reviews and reputation. The same lines are priced for senior living communities and law firms.
